The average sales price of $724,057 in April rose 1.8% from last month and rose 0.5% from last year.
 

  • Active Listings: 11,539 up 17.2% from last month | down 3.6% from last year
  • Homes Closed: 3,926 up 2.4% from last month | down 5.9% from last year
  • Months of Housing Supply: 2.9 months up 0.3 months from last month | no change from last year

Quick Stats:

  • The average number of active listings for April (1985-2025) is 13,825. The record high for April was set in 2006 with 29,045 listings while the record low occurred in 2021 with just 2,594 listings.
  • The typical seasonal increase in active listings from March to April is 11.8 percent. This year's increase of 17.2 percent represents a stronger-than-average gain compared to historical trends.

For this month’s market update, I’d like to focus on the one word that best describes our current market: stability. 

 

We all know about the meteoric rise in property values in the years leading up to and during the pandemic. The old saying “what goes up must come down” has not been true of the Denver metro real estate market since that timeframe. It’s more like “what goes up must stabilize.”

 

For example, the median sales price in April for the past three years has been $602,000 (2024), $604,000 (2025), and $605,000 (2026). That is remarkably stable! 

 

As another example, the average active listings at month's end for April since 1985 is 13,825 listings. The past two years we’ve ended April with 11,964 active listings in 2025 and 11,539 active listings in 2026.

 

There are plenty more statistics to show the stability -these are just a few!

 

Some specific neighborhoods are doing well while others are struggling, but the overall market is showing signs of stability.
